Firas Termanini.

Firas Termanini is the founder of M Street Development Group. He lives and works in Pittsburgh, where he studied economics at the University of Pittsburgh.

Firas brings a broad perspective to his work, leading with curiosity and a focused intent to gain insight and sharpen his unique market lens. His interest in development traces back to childhood memories of watching his grandfather develop buildings across Aleppo, Syria. Today, he channels that early curiosity into understanding how people live, what they value in a home, and where thoughtful design can meet an overlooked need.

His development philosophy begins with a space’s intended purpose. Through thoughtful layout, light, and materials, he aims to elevate how that space functions and feels. For Firas, good design makes everyday life more comfortable and intuitive while giving a home its character.

That practical approach began with his first house flip in Upper Hill, part of Pittsburgh’s Hill District. Working alongside a demolition team, he learned the basics of construction firsthand. He founded M Street in 2021 and went on to develop new homes, renovations, and residential rentals across Pittsburgh’s neighborhoods.

His first ground up development, The Pinnacle on 54th, set a record for the highest residential sale price in Upper Lawrenceville at the time. Built on a challenging hillside, the project served as a demanding introduction to ground up construction and shaped his hands on approach to development.

He is currently developing the Courtyards by Frick Park, the first private real estate investment in Regent Square in over 20 years. The six home community combines spacious front porches and modern interiors with a location moments from Frick Park, bringing new homes that complement the neighborhood’s traditional residential character.

Building on this foundation, Firas is expanding into multifamily development, with Ardary off Penn marking his first step into the sector. This natural progression brings his focus on functional design to rental communities and long term ownership. Early planning for a larger multifamily project in Bethel Park reflects the next stage of that growth.

Outside of work, Firas enjoys basketball, hiking, and backcountry skiing. His curiosity continues to take him to new places, whether to try different foods, explore unfamiliar cultures, or learn something he can bring back to his work.
